• Convert existing site to increase value i.e. house to flats or vise versa
• Obtain planning permission after purchase to increase or reconfigure the space
• Prove that the completed end value (gross development value) will have profit (equity) locked into the project after the build costs have been accounted for – have the future plans valued by a qualified surveyor.
If it is difficult to prove the projected end value but you are convinced by the opportunity it still may be possible to obtain the finance by offering additional security to reduce the risk to the lender.
